Job Title: Commercial Lead – Projects & Commercial Strategy

Summary

Capcon Engineering Ltd are global specialists in high-performance rainwater roof drainage systems. Our work spans design consultancy, off-site fabrication, and full-service installation across major construction projects including data centres, airports, pharma, commercial, and high-tech buildings.

We are currently seeking to appoint a Commercial Lead to take ownership of project-level commercials while contributing to wider commercial strategy across the business. This role is central to ensuring strong cost control, margin protection, disciplined procurement, and professional commercial governance across Capcon’s growing portfolio of complex international projects.

The Commercial Lead will relieve day-to-day commercial pressure from the Operations Director, allowing operational leadership to focus on delivery, while this role owns valuations, variations, procurement strategy, and commercial risk management from project inception through final account. You will be joining the business at a key time of growth and developing your career with exciting projects.

Key Responsibilities

Project Commercial Ownership 

  • Full commercial ownership of assigned projects from award through to final account 
  • Preparation, submission, and negotiation of valuations, applications for payment, and variations 
  • Commercial management of subcontractors and suppliers, including cost control and performance assessment 
  • Monitoring project margins, cash flow, and commercial risk throughout the project lifecycle 
  • Leading final accounts and commercial close-out in conjunction with project and operations teams 

Procurement & Purchasing 

  • Ownership of procurement strategy for projects in collaboration with operations and fabrication teams
  • Supplier and subcontractor engagement, pricing analysis, and commercial negotiations
  • Supporting development of preferred supplier frameworks and longer-term procurement efficiencies
  • Ensuring purchasing decisions align with margin targets, programme, and quality expectations

Commercial Strategy & Governance

  • Supporting the Operations Director in developing commercial systems, processes, and reporting
  • Providing clear commercial insight to senior management on project performance and risks
  • Input into pricing strategy, cost benchmarking, and lessons-learned reviews
  • Supporting continuous improvement in commercial discipline as Capcon scales internationally

Stakeholder Engagement

  • Acting as a key commercial interface with clients, consultants, and subcontractors
  • Working closely with Project Managers, Design, Fabrication, and Installation teams to align commercial and delivery objectives
  • Contributing to a collaborative, solutions-focused culture consistent with Capcon’s values

Management of the Estimating Team

  • Building strong relationships internationally to assist the continued growth and development of Capcon

What We're Looking For

Essential

  • Degree (Level 8 or equivalent) in Quantity Surveying, Construction Economics, or a related discipline 
  • Strong experience in project commercial management within construction or building services 
  • Proven capability in managing valuations, variations, procurement, and cost control
  • Commercially astute, detail-driven, and comfortable operating with autonomy

Desirable

  • Experience in data centres, life sciences, industrial, or complex building services projects
  • Exposure to international or multi-jurisdictional projects
  • Experience working closely with senior operational leadership

  • A pure QS production role
  • A back-office cost-checking function
