Storage King Bedford

Project Overview

Storage King’s Bedford facility was served by an existing gravity roof drainage system dating from the early 2000s. During periods of heavy rainfall, the existing system was unable to effectively manage the volume of rainwater, resulting in the drainage network becoming overwhelmed and water entering the storage units.

The refurbishment works were required to upgrade the existing roof drainage infrastructure in line with current codes and standards, while increasing drainage capacity and providing greater protection to the facility during periods of heavy rainfall.

Challenges

The key challenge was to improve the performance and capacity of the existing rainwater drainage system without the need for a complete replacement of the existing gravity drainage infrastructure.

With the original system unable to adequately manage peak rainfall events, additional drainage capacity was required to capture and convey rainwater from the roof before it could contribute to water ingress within the storage units.

The proposed solution therefore needed to integrate effectively with the existing gravity drainage network, address the limitations that had led to water ingress and provide a more robust approach to roof rainwater management.

Capcon's Approach

Siphonic drainage provided an effective solution for increasing overall roof drainage capacity while retaining and working alongside the existing gravity drainage system.

Capcon’s scope included the installation of a new shallower gutter and additional rainwater outlets, together with two new siphonic roof drainage systems feeding into the central valley gutter.

The new systems provide additional capacity to capture and convey rainwater from the roof, supplementing the existing gravity drainage network during periods of heavy and intense rainfall.

By integrating the existing gravity drainage infrastructure with additional siphonic drainage capacity, Capcon has significantly increased overall roof drainage capacity across the site, reducing the risk of the system becoming overwhelmed and providing greater protection to the storage units during periods of heavy rainfall.
